Homes Act – landlords are you complying?

The Homes (Fitness for Human Habitation) Act 2018 came into force in England this year.

The Act means that all social and private sector landlords, or agents acting on their behalf, will be required to ensure that a property and its common areas are fit for human habitation at the beginning and throughout the tenancy.
If a home is found not to be suitable and the issue is not resolved, tenants will have the right to take direct legal action.

All new or renewed domestic tenancies on or after 29th March 2019 will apply. Existing tenancies will fall under the requirements of the Act when they are renewed. Existing periodic tenancies have 11 months until they need to comply on 20th March 2020.
